What is included in a CALI ADU plan set?
Every Signature Home plan is a complete, permit-ready set: architectural drawings, structural engineering, Title 24 energy calculations, and the full plan-check submittal package for your city — plus permit processing handled by our team. The plan fee is fixed ($7,490–$12,990 depending on the model), so you know your design and permit-processing cost before you start. City plan-check and permit fees are set by your city and paid directly to the city — they are not part of the plan fee.
What does the plan approval guarantee mean?
California ADU review is ministerial — if a plan complies with state and local standards, the city must approve it, on a 60-day statutory clock. Signature Home plans are engineered to those standards, so we guarantee your plan’s approval: if your city comes back with corrections, our team handles every round of revisions and resubmittals at no additional fee until the plan is approved.
How much do ADU plans cost in California?
Custom architectural design for an ADU in Los Angeles typically runs $15,000–$40,000 before engineering. CALI ADU Signature plans are fixed-fee: $7,490 for compact single-story models up to $12,990 for the largest two-story homes — design, engineering, and permit processing included. A $490 ADU Game Plan feasibility check comes first and is credited 100% toward your design.
Who builds it?
CALI ADU’s product is the design and permit package — a complete, engineered, permit-approved plan set. Construction is performed by independent licensed general contractors, and the estimated build costs shown for each model are independent-GC estimates, not CALI ADU construction prices. When your permit is approved, we help you plan the construction step.
Are these plans pre-approved in Los Angeles?
Signature Home plans are permit-ready, engineered sets that have been through Los Angeles plan check repeatedly — we know what LADBS and the surrounding cities ask for, and the plans anticipate it. Your project still goes through your city’s plan-check process (state law caps ADU review at 60 days), and our team processes the permit for you as part of the fixed fee.
Can a Signature plan be modified?
Yes — plan fees cover each model as designed, and most owners build them exactly as drawn (that’s what keeps the fee fixed and the permit timeline short). Modifications are billed hourly, and a fully custom design-and-permit engagement is available if none of the Signature Homes fit your lot.
Single-story or two-story — how do I choose?
Lot space decides. If your yard can spare the footprint, single-story is simpler and cheaper to build. If yard space is tight or you want more square footage without giving up the yard, two-story delivers up to 1,200 sqft of home on a 20'×30' (600 sqft) footprint. CALI ADU is one of the only Los Angeles firms with a full two-story ADU plan lineup.
