Our client (an investor in the Eagle Rock neighborhood of Los Angeles) approached us with an idea for a 2bd/1ba ADU within the footprint of the existing detached 3-car garage at the back of his property.
The garage was built over 100 years ago, and probably needs to be rebuilt from the ground up, but thanks to the State of California's ADU laws, the existing setbacks for the garage are grandfathered in, so we were able to permit the new ADU within the normal zoning setbacks of the lot.
We came up with a really nice 2bd/1ba design that uses traditional California indoor/outdoor living to make the space feel much larger than its 600 sqft size.
A huge 10' accordion door leads to a private patio and opens the Living Room and Kitchen to tons of natural light.
Two compact bedrooms make this ADU a very valuable rental here in Los Angeles and will create huge returns for this investor for many years to come.
